Key Responsibilities:
Facility and Building Maintenance:
- Conduct daily/weekly/monthly inspections and perform corrective and preventive maintenance.
- Complete general building repairs, including drywall patching, door and hardware repairs, ceiling tile replacements, and fixture installations.
Mechanical Equipment Maintenance:
- Perform oil changes, belt replacements, and lubrication of HVAC and mechanical systems per maintenance schedules.
- Inspect and service facility pumps, motors, fans, and air handling units (AHUs)/roof top units (RTUs).
- Monitor performance of rotating equipment and assist with troubleshooting vibration, leaks, or alignment issues.
- Replace seals, gaskets, and filters as part of preventive maintenance.
Carpentry, Painting, Flooring & Masonry:
- Repair and construct minor framing, cabinetry, shelving, or custom lab furniture.
- Paint interior walls, ceilings, doors, and trim while maintaining a clean, professional finish.
- Replace or repair basic flooring (e.g., VCT, carpet tiles) and perform small-scale masonry work such as patching concrete, sealing cracks, or repairing walkways.
GMP-Related Tasks:
- Work within GMP and controlled lab environments, following gowning, cleaning, and contamination control protocols.
- Complete and maintain proper documentation per Good Documentation Practices (GDP) and Standard Operating Procedures (SOPs).
- Coordinate work in cleanrooms and ensure equipment maintenance does not disrupt validated environments.
General Support & Documentation:
- Respond to internal work order requests in a timely manner, ensuring minimal disruption to R&D operations.
- Accurately record maintenance activities, parts usage, and inspection results using CMMS (Corrigo) software.
- Support safety inspections, compliance audits, and facility readiness efforts.
Qualifications:
- High school diploma or GED required; vocational or technical training in building maintenance, HVAC, or mechanical systems preferred.
- Minimum 3-5 years of facility maintenance experience, with at least 1-2 years in a regulated, GMP, healthcare, or cleanroom setting.
- Proficiency in:
- Mechanical maintenance (changing oil, greasing, belt replacement, pump servicing)
- General building trades (painting, carpentry, basic flooring, and masonry)
- Basic HVAC, electrical, and plumbing tasks
- Familiarity with CMMS systems and documentation procedures in GMP environments.
- Ability to read blueprints, equipment manuals, and schematics.
- Strong attention to detail, safety awareness, and communication skills.
Working Conditions:
- Work performed in labs, mechanical rooms, cleanrooms, rooftop units, and exterior facility areas.
- Requires physical effort including climbing ladders, lifting (up to 50 lbs.), kneeling, and working in tight or elevated spaces.
- Use of PPE and adherence to cleanroom gowning protocols required.
- May involve shift work, on-call rotation, and occasional weekend or emergency coverage.
