If you have building maintenance experience and want to work for a company that offers stability and growth, consider this exciting opportunity with us at JLL! We are seeking an Operating Engineer to support our client's healthcare facility in Seattle, WA.

In this role, you will be responsible for the installation, repair, and maintenance of electrical equipment controls, and plumbing, located in the interior and exterior of the building. You will regularly conduct a routine and ongoing assessment of the building systems operations. Perform tests, analyze data, and monitor the operation of all mechanical & electrical operating equipment.

What will some of your day look like?

  • Oversee, monitor, and repair the operation and make adjustments of HVAC through building automation system, electrical, emergency backup systems, and hot water systems; monitor operation, adjust, and maintain chilled water system, and air conditioning equipment; boilers, and ventilating and water heaters; pumps, valves, piping, and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment.
  • Analyze the operation of various systems, determine the cause of any problems/malfunctions, and take corrective action as required. Performs preventive maintenance on all base building and critical system equipment necessary to complete the job, conducting immediate clean up of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any impending supply or material shortages to the Operations Manager of any equipment problems.
  • Install and repair bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment.
  • Maintain tools and order supplies as required for installation and repairs. Keep logs, document equipment repairs, close work orders, track time accurately in reports, and provide timely and constant communication with the Operations Manager.

Who are we looking for?

Required

  • A high school diploma or GED
  • Knowledge of OSHA standards and local codes
  • 2+ years of Electrical, plumbing, and HVAC experience

Preferred

  • 2+ years of related trade schooling or college or 5+ years in related field experience
  • Experience relating to healthcare and compliance a plus
  • Experience with emergency backup systems (generators, UPS, etc.)
  • Experience with CMMS/TMS systems
  • Experience with basic hand tools

Physical Environment

  • Visually inspect machinery and buildings.
  • Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation.
  • Ability to climb ladders up to 40 feet and lift 60 lbs repeatedly.
  • Equipment inspections require getting on hands and knees to reach areas difficult to access.
