Job Summary:

The Builder is responsible for managing all on-site activities for multi-unit residential construction projects in Tuscaloosa, AL. This role requires strong communication and organizational skills, and a deep understanding of construction processes, local building codes, and inspection requirements. The Builder will coordinate subcontractors, manage schedules, ensure quality control, and maintain a safe and efficient work environment while fostering positive relationships with subcontractors, inspectors, and other stakeholders. The Builder will maintain a strict schedule for construction completion and should have the expertise to keep jobs moving forward at all times. Key Responsibilities:

  • Project Oversight: Manage all on-site construction activities for multi-unit residential projects, ensuring work is completed on time, within budget, and to the highest quality standards.
  • Scheduling: Develop, maintain, and enforce project schedules, coordinating with subcontractors and suppliers to ensure timely completion of tasks.
  • Subcontractor Relations: Coordinate, and supervise subcontractors, fostering strong working relationships to ensure reliability, quality, and adherence to project specifications.
  • Building Codes & Inspections: Ensure compliance with all local, state, and federal building codes, regulations, and safety standards. Coordinate with local governing bodies for inspections and permits, addressing any issues promptly to maintain project progress.
  • Quality Control: Conduct regular site inspections to ensure work meets company standards, project plans, and client expectations. Address and resolve any issues or deficiencies in a timely manner.
  • Safety Management: Enforce safety protocols and maintain a safe work environment, ensuring compliance with OSHA regulations and company safety policies.
  • Communication: Act as the primary point of contact for on-site activities, providing regular updates to appropriate stakeholders on project status, challenges, and solutions.
  • Budget & Resource Management: Monitor material usage, labor costs, and equipment to ensure efficient use of resources and adherence to project budgets.
  • Documentation: Maintain accurate records, including daily logs, progress reports, inspection records, and subcontractor agreements.

Work Environment:

  • This is a field-based position requiring daily presence at construction sites in Tuscaloosa, AL.
  • The role involves exposure to outdoor weather conditions, construction hazards, and physical activity (e.g., walking, climbing, lifting).
  • Typical work hours are Monday through Friday, with occasional weekends or evenings as project demands require.

Requirements:
  • Experience: Minimum of 5 years of experience in residential construction, with at least 2 years in a supervisory or superintendent role. Experience with townhome or multi-family construction is preferred.
  • Knowledge: Strong working knowledge of local building codes, permitting processes, and inspection requirements in Tuscaloosa, AL and similar jurisdictions.
  • Skills:
    • Proven ability to manage construction schedules and coordinate multiple subcontractors effectively.
    • General knowledge of the carpentry, plumbing, HVAC, and electrical phases of construction.
    • Excellent communication and interpersonal skills for managing subcontractor relationships and interacting with local inspectors and governing bodies.
    • Strong problem-solving skills and the ability to make decisions under pressure.
    • Proficiency in reading and interpreting blueprints, specifications, and construction documents.
    • Familiarity with construction management software (e.g., Procore, Buildertrend, or similar) is a plus.
  • Education: High school diploma or equivalent required; a degree or certification in construction management, civil engineering, or a related field is preferred but not mandatory.
  • Attributes: Detail-oriented, proactive, and able to work independently or as part of a team. Strong organizational skills and the ability to adhere to the construction timeline is essential.
